Residential Construction

The Climate-Active House was designed as a three-story, T-shaped structure with an elongated wing to the south. All apartments have outdoor areas in the form of loggias, gardens, balconies or terraces and the majority of apartments are oriented to the south. The planned forecourt invites you to linger.

Position in the Urban Environment

The surrounding neighborhood structure is heterogeneous: North of the property, small-scale single family houses can be found. The south side is adjoined by an undeveloped property reserved as a green belt. This green space provides a visual connection to Neugebäude Palace. On the east side is a large nine-story apartment complex.

Structure

The situation and form of the building is based on four factors:

Sightlines, lighting conditions, access to public transport and shielding from the street

The goal was to orient as many apartments as possible with views south to Neugebäude Palace. The result is a three-story, T-shaped structure with an elongated wing to the south. The core of the building and the recessed top floor are clad with gray Eternit panels, while the ground level and upper floor are covered by a white plaster facade.

Arrangement of Space

Of the 21 apartments, 14 are south-facing with views to the countryside. The remaining apartments on the east and west sides are planned with views out over the open spaces of the property. All apartments have outdoor areas in the form of loggias, gardens, balconies or terraces. The gardens are separated by a raised plinth wall with plantable spaces between. The main entrance is located in the section of the building along the street, along with the ancillary rooms and a communal room with access to the shared green areas and the playground. The basement houses garages, storage rooms, various equipment rooms and a sauna.

Green Space

In keeping with the environment on the outskirts of Vienna, the open spaces remain as natural as possible. Paved surfaces are reduced to a minimum, while the shrubbery offers a green spine and buffer for the public sidewalk. The forecourt is a place to linger.

Ecology

The building is designed as Climate-Active House. The energy demands for heating correspond to the standards for an improved low-energy house, which comes very close to the standards for a passive house.

Social Sustainability

A mix of various apartment types and sizes contributes significantly to a diverse population structure. The design of the floor plans is compact and functional – furthermore the high proportion of non-load-bearing walls makes those floor plans extremely flexible. In addition to a communal room on the ground floor, the garden area’s playground is available to all residents.
