Urban Development Analysis

In 2013, wohnfonds_wien declared the area between Hernalser Gürtel and Bergsteiggasse in the north and southeast of Ottakringerstrasse a redevelopment area. They commissioned P.GOOD Architects to carry out an analysis and create a plan for redevelopment, as well as provide support for and motivate the participation of the affected building owners. This course of action included the creation of a detailed strategy for the renovation of existing buildings and public spaces.
The block redevelopment areas are “Gründerzeit” period neighborhoods with high demand for renovation and structural improvements and are selected by wohnfonds_wien under a cross-property development concept to create incentives for renovations and targeted impetus for neighborhood-based structural improvements.

Proposed Measures for Existing Buildings

The analysis of all properties takes into consideration urban density, building condition and use. As a result, the individual development potential is identified and discussed with the owners of each property. At the owner’s request, an individual renovation concept can be developed for each building.
The proposal includes, among other things, adding floors or eliminating pitched roofs, as well as the possibility for courtyard terraces and balconies.

Proposed Measures for Public Space

School forecourt in Geblergasse:
If possible, an attractive plaza should be considered – designed together with the properties opposite – to create a positive situation for school children and local residents. In line with this improvement, a traffic calming measure is proposed for the section Bergsteiggasse to Palffygasse.

High-rise forecourt at the Josefstädterstrasse metro station:
For this entrance to the neighborhood, a plaza design is necessary which takes into account the Josefstädterstrasse metro station opposite as well as traffic and pedestrian pathways.


Traffic calming measures:

The quarter’s hotspots include the planned Gschwandner event center, the "Off" cultural institution mo.e. (Morton Ensemble) in Thelemangasse, as well as Yppenplatz and Brunnenmarkt. The block renewal is further enhanced by improving the pedestrian pathways with access to the Hernalser Hauptstrasse shopping street in combination with traffic calming measures, and additional landscaping in Helbinggasse, Pallfygasse, Yppengasse, Brunnengasse and Thelemangasse.
